Get ready for a game-changing development in Chicago's Near West Side! A bold new residential project is set to transform the intersection of West Polk Street and South Jefferson Street. Led by local developer Jane Mirkhaef, this nearly block-long proposal aims to replace an existing three-story commercial building with a modern, industrial-style tower. But here's where it gets controversial... the design aesthetic, with its brick base and glass tower, is a departure from the traditional architecture of the area.
The proposed structure will stand tall at 19 stories, reaching an impressive height of approximately 201 feet. It will be anchored by a four-story podium on the east end, with an entrance arcade on the west side, leading to a range of amenities. Inside, residents will find a 102-vehicle parking garage, a spacious lobby, bike parking, and a total of 237 residential units, with a dedicated 20% set aside as affordable housing.
One of the highlights is the access to two rooftop decks, offering breathtaking views of the city. One deck will be located above the rear portion of the podium, while the other will crown the tower itself.
At this early stage, the architect remains unknown, but the design is in line with recent trends west of the river. The project's team has submitted a zoning application and is awaiting the city's next meeting for further progress.
